Framework

Four pillars of oversight.

Aukeo operates under a structured governance framework designed to keep investment activity, portfolio operations, financial reporting, and regulatory affairs under independent review. Each pillar reports through defined committees with written mandates.

I.

Risk

Maintains the firm's Risk Appetite Statement, monitors exposure across funds and projects, and stress-tests deployment against rate, liquidity, concentration, counterparty, and entitlement scenarios. Structurally independent of deal teams.

II.

Compliance

Administers the Code of Ethics, Conflicts of Interest Policy, personal-trading pre-clearance, marketing review, and LP communications. Maintains regulatory registrations and serves as the principal contact for the SEC and state regulators.

III.

Internal Audit

Independently assesses the design and operating effectiveness of controls across investment, valuation, finance, operations, compliance, and technology. Prepares the annual audit plan and LP due-diligence readiness package.

IV.

Valuations

Governs the quarterly valuation cycle for every asset, applying documented methodology for stabilized property, in-progress conversions, and land or entitlement positions. Engages a third-party valuation provider annually for verification.

Investment Committee

Every material decision written down.

All investments above defined thresholds require written Investment Committee approval with documented underwriting analysis, structural feasibility certification, conversion cost estimation, entitlement risk assessment, and downside stress case.

Committee minutes, dissenting views, and follow-up conditions are recorded and retained. Post-closing, each project is placed on a quarterly IC watch cycle for the duration of construction. Material changes to scope, cost, entitlement status, or leasing assumptions require re-approval.
